Key features of this beautiful Villa and the premises: 

·         We have 24 hours security and CCTV cameras all around the property.

·         Say goodbye to electricity blackouts (not uncommon in Goa) as we have a generator that provides full power back up to the villa.

·         Free unlimited High-Speed Wi-Fi (100 Mbps) is available in the entire Villa.

·          The Rooftop Private Pool has a lovely deck with sun beds and seating for at least 6 people.

·         On the ground floor you will find a large living and dining area, a fully equipped kitchen, a bedroom and a powder room. The whole lower level excluding the bathrooms are fully air conditioned.

·         The open concept kitchen with a breakfast counter is equipped with everything you would need in case you decide to cook up a storm. It's equipped with a huge double door Refrigerator, In built Microwave and convection Oven, Water Filter, a hob with 4 burners, a chimney, Electric Kettle, Toaster, Coffee Machine, Mixer and a Pressure Cooker.

·         A variety of pots and pans, cutlery, crockery etc... So go ahead, put your chef hat on and test your culinary skills.

·         Wine glasses, whiskey glasses, ice buckets etc are well stocked in this house in case you wish to kick back with a drink or have a few people over.

·         A Washing Machine, dishwasher, Iron and Ironing board are also available.

·         The villa has 4 fully air-conditioned bedrooms with large attached bathrooms.

·         One Bedroom is on the ground floor, which walks out to the garden and outdoor patio. It has a king size bed with a 10-inch mattress, 50-inch Smart TV, a wardrobe and a bed bench/ luggage rack and a one-seater sofa.

·         The 2nd bedroom is on the first floor which has a balcony and a large patio. The room has a King size bed, with a 10-inch mattress, 50-inch Smart TV, a large attached bathroom.

·         The 3rd bedroom (master bedroom) is large and spacious with a king size bed, sofa and a large walk-in closet. The bedroom has a large attached bathroom with his and hers sinks and a lot of undercounter storage. This room has a 50-inch Smart TV.

·         The 4th bedroom has a sofa cum bed with a mattress along with an attached bathroom and a balcony, The room walks out to the sundeck and the rooftop pool. The room also has a chest of drawers, a large wardrobe and a 50-inch Smart TV. The poolside deck has a full washroom/bathroom for guests to use.

·         We provide Daily housekeeping between 9:00 AM to 6:00 PM. All bed linens and towels will be changed twice a week.

·         We have a Property Manager on site that is available between 9:00 AM to 6:00 PM.

·         A Cook on call is also available at the property between 8 a.m. to 6 p.m.
Breakfast                     : No cook charges. You just have to just pay for the ingredients.
Lunch & Dinner            : Rs. 1000/- per meal are the cook charges + Ingredients at actual

I might not always be available to meet the guest but I have a Property manager who is available during the day to guide and help the guest with anything they require during their stay.

- Linen and towels are changed every 2 days.

- Linen change is done twice a week for guests staying more than 7 days.

- On Stays that are a month or more, extra sets of linen will be provided. As a guest you will have to do your own laundry.

Housekeeping services will be provided everyday. 

Hair dryer can be provided on request.

We do not provide Breakfast and other meals but the cook for breakfast is included (8-11 am). Ingredients & Groceries are charged as per actuals.
Breakfast: No cook charges.
Lunch, Dinner: Rs. 1000/- per meal cook charges + ingredients at actuals

We expect the guest to respect the other guest staying at the property, so No loud music after 8:00 PM. 

PLEASE NOTE THERE IS A REFUNDABLE SECURITY DEPOSIT OF INR. 20,000/- WHICH WILL BE COLLECTED IN CASH AT THE TIME OF CHECK IN AND WILL BE RETURNED TO THE GUEST ON CHECK OUT IF NO DAMAGE IS DONE. This term is not negotiable.

Rules and Regulations

Stay with Love and Safety!

  • It is not allowed to include more people in the rental property than stated in the booking confirmation. Extra charges will apply at ₹ 5,000 per person per night, if at all it is within the hosting capacity of the villa.
  • Use safety lockers for valuables. The management and staff are unable to assume responsibility in case of any misplaced items.
  • If any keys are lost, the lock cylinders will be replaced by the locksmith for safety reasons and the same will be billed as actuals.
  • All staff must have at least 10 hours per 24 hours rest time. From 1 am to 7 am, all staff must retire to their rooms. 

Enjoy Amazing Food!

  • Our Chef is at your service! Ingredients & groceries will be charged as per actuals and bills will be provided to you based on your demand or kitchen requirements for your preferred choice of food. Please refer to the list of what our chef is best at. We provide one grocery run free of charge, per day.
  • Restaurants in Goa are happy to deliver food for you or to host you. Please call our concierge team for reservations.

Stay with Responsibility!

  • Windows and doors should be closed unless needed to open (mosquitoes!). All lights and electronic devices should be turned off when not in use. It is a great habit of most guests which we appreciate!
  • We are sure you understand any damages are deductible from your security deposits.
  • Smoking inside the villa is strictly not allowed, however you can smoke in the balconies and the outside areas.
  • Got a pet? Please always have one guest to attend to your pet. (Prior approval is required, please check with us if you plan to get one)
  • On an occasion where any pollutants (we once had firecrackers make a mess!) if food or drinks that have fallen into the pool cleaning charge of ₹ 25,000 rupees is chargeable as it involves professional help, chemicals and water tankers.
  • Please don't move any indoor furniture outside to avoid any damages to your account.
  • Please don't put any decoration items that will tamper anything on the property.
  • Flammables and explosive materials and objects with unpleasant smell into the villa premises are prohibited. 
  • We strictly follow a no drugs policy along with any illegal/objectionable activities that are a reason of concern.
  • This villa does not permit any sort of parties/events, however we can help you organise sit-down dinners or barbecues with on-call chefs and a guest count not exceeding more than 4 people with prior permission.
  • Music has to be taken inside the villa between 10:00 pm - 08:00 am. It is legally not permitted and neighbours have a right to their peaceful rest while you enjoy your vacation. Our official permission to run a rental villa obliges us to follow these rules. Your cooperation and understanding is appreciated.
  • We have an open pool and no lifeguard on duty, the owners/management company cannot be held responsible for any mishaps, especially relating to children.
  • Use the furniture only after you've dried yourself up completely after using the pool.
  • We encourage our guests to not use and discard the towels, water conservation is our top priority.
Cancellation Policy

  • 100% refund on the total booking amount will be given if the booking is cancelled 45 days before the check in date.
  • 75% refund on the total booking amount will be given if the booking is cancelled 30-44 days before the check in date.
  • 50% refund on the total booking amount will be given if booking is cancelled 29-15 days before the check in date.
  • For bookings over the Christmas/New year period, a one night cancellation charge is applicable if cancelled at any point before 45 days.
  • Post 45 days the cancellation policy is as above.
  • No refund will be given if booking is cancelled less than15 days before the check in date.
  • Lockdown in city of origin & Goa - 100% refund on the total booking amount If more than 30% of people get Covid - Credit note for Six months for the same villa at the prevailing rates. (To avail this please share aadhar card copies of all occupants at the time of booking.)
